GUEST VERIFICATION REQUIREMENTS:
Each person visiting, or staying on the property must provide the following documents/items before entering the property:
CHECK -IN & CHECK-OUT:
HOST’S RIGHT OF ENTRY:
WE (BOOKED OUT LLC/HOST/AND OUR STAFF) HAVE THE RIGHT TO ENTER THE PROPERTY THAT YOU HAVE BOOKED/RESERVED IF ANY OF THE FOLLOWING ITEMS ARE TO PRESENT THEMSELVES DURING YOUR STAY:
If you (guest) do not reply to our (host) messages when a question is implied, and we are awaiting an answer. (this is enforced only if your checkout time is past due (11:15am local time) and we have not heard back from you.
If you do not checkout within the time listed above. (Unless approved by us before you reserved your booking)
If we suspect someone is or something life or well-being is in danger inside your unit.
If any emergency or urgent matter presents itself for any reason.
If you break any of the house rules and refuse to communicate with us.
We (your host) will knock on the door and wait two minutes only before entering.
CLEANING RULES:
YOUR GUESTS:
Guest(s) are not allowed to have guests stay overnight unless each guest has complied to all these house rules (in writing) prior to booking/entry. You are not to accede the maximum compacity of guests shown on the listing.
Residents may have guests over outside of Quiet Hours (see below). If you have a guest over, you are responsible for any damage caused by them or yourself.
If any guests have not agreed to these rules and are on the property you are subject to be evicted immediately.
COOKING:
Guest(s) are responsible for leaving the kitchen in a safe and clean condition. Please remember to check the stove/oven has been turned off, water is not left running, etc. Always clean-up after you cook.
MAINTENANCE:
Guest(s) are responsible for reporting maintenance issues in a timely manner.
Maintenance can be reported to the following numbers: (214) 969-9392. For an emergency number is 911 and you must notify Booked Out LLC at (214) 206-6323.
SAFETY:
Guest(s) are not allowed to remove batteries from smoke alarms/carbon monoxide detectors. If you notice an issue with a smoke alarm or carbon monoxide detector, please report it immediately so that we can fix it.
Guest are required to lock the door each time they leave the property.
PETS:
Guest(s) are not to allow pets on any interior or exterior furniture that belongs to Booked Out LLC.
Guest(s) are required to pay a fee of $40 per pet and notify Booked Out LLC of any pets that may be entering the property during your stay. This must be confirmed before you and the pet enter property. This is required for all types or pets.
Guest(s) are always to have pets on leashes if accessing the exterior portions of the property.
Guest(s) must clean up all pet droppings that present themselves. Booked Out does not supply baggies so each guest or tenant must provide their own. If you are seen not cleaning up after yourself/pet, you are subject to a minimum fee of $100.00 and can be evicted from the property immediately. (THE PROPERTY HAS 24/7 EXTERIOR SURVEILLANCE SO WE CAN SEE ANYTHING HAPPEING ON THE OUTSIDE OF OUR PROPERTY)
THEFT/MISSING or DAMAGED ITEMS:
Guest(s) will be responsible for payment if any property is missing, damaged or stolen. Fees will include replacement of like or kind property +25% management fee.
If necessary, we will act in the court of law.
EMERGENCIES:
If an emergency presents itself, please call 911.
You must report any emergency to your host. To do so please contact us at 214-969-9392.
YOUR CONDUCT AND BEHAVIOR:
If you or any of your guests Conduct and behavior are to disturb the peace within or around the property, you will be evicted immediately.
Quiet Hours means: All guests must keep noise at a minimum (anyone within 25 feet of the home must not hear noise). Quiet Hours: 9 pm – 9 am
NO PARITES OR GATHERINGS ALLOWED.
If a party/gathering are reported or recognized, your Host will evict you immediately. Law enforcement will be notified and if needed, will be present during the eviction. In addition, a minimum fee of $1,000.00 dollars + any damage to our property will be billed to the guest(s) that reserved the property. If necessary, we will act in the court of law.
WE MUST BE NOTIFIED
of all guests staying/visiting you. In addition, all guests of yours will also need to confirm that they will abide and comply with all property rules. This is to be done before anyone enters the property and must be approved by host. If anyone unauthorized to enter the home or property, this agreement will be breached on your behalf. Therefor we (Booked Out/Property Owner) will not be liable for any damages sustained to the property nor liable for any injury or death of you or your guests. If breached, you and your guests will be evicted immediately.
NO SMOKING OF ANY KIND
Inside or outside the property. You must smoke off the property's premises or inside your own vehicle. If we are notified or see any smoking you will be subject to an additional minimum fee of $250.00 + cleaning fees and will be evicted immediately.
YOUR ACKNOWLEDGMET
By booking with us, you have entered into an agreement to follow the property rules above, you are acknowledging that you understand and agree to follow the Booked Out 101 Property Rules. Violation of any of the Property Rules is cause, and can result in, an immediate eviction, with deposit not refunded and possible legal action against you and your guest. By signing this document, you agree to pay any court, attorney or other fees pertaining to the suite against us in mediation, or a court of law. BOOKED OUT LLC AND IT’S AFFILIATES, WILL NOT BE RESPONSIBLE FOR YOUR COURT, ATTORNEY FEES, AND ANY OTHER FEES. The following terminology applies to these Terms and Conditions, Privacy Statement and Disclaimer Notice and all Agreements: “Client”, “You” and “Your” refers to you, the person log on this website and compliant to the Company's terms and conditions. “The Company”, “Ourselves”, “We”, “Our” and “Us”, refers to our Company. “Party”, “Parties”, or “Us”, refers to both the Client and ourselves. All terms refer to the offer, acceptance and consideration of payment necessary to undertake the process of our assistance to the Client in the most appropriate manner for the express purpose of meeting the Client's needs in respect of provision of the Company's stated services, in accordance with and subject to, the law. Any use of the above terminology or other words in the singular, plural, capitalization and/or he/she or they, are taken as interchangeable and therefore as referring to the same.
